If all those people are viewing my property on line where are they?

These are the Casper the ghost showings. They have already seen the home once but but for one reason or another have decided the home they have visited on line is not the home for them. The numbers tell a story and the Sellers need to review the Casper Showings versus the actual showings to review correct pricing in the marketplace.

In a recent converstion with a seller I had that question.  There were a LOT of people looking at the home she owns on line and just a few had been through to actually view the property.  WHY WHY WHY? was her question.  I explained this to her, but thought other potential sellers might want want to ask if their listing companies do this also.

BEFORE I bring people who might be interested in purchasing your home we get them pre-qualified.  We start by asking questions about down payment and what type of loan and if they have met/spoken with a loan officer.  If they have already choosen a loan officer then we want to speak with that loan officer.  If they haven't then based on their needs we recommend some for them to choose from to get pre-qualified.

Sometimes clients are considering both site built homes and manufactured housing and that requires a lender who can do either.  Sometimes they are looking at condos and we have a lender who is great wtih condos.  We have lenders who specialize in 203K FHA loans so we not only need to know the buyers situation, but the type of home involved too to know which direction to point them.

We don't make our sellers get spik and span clean and leave home for lookie loos and tire kickers.  Frankly, there is really no point in me driving people around who are not acutally buyers.  And serious buyers do not mind being pre-qualified/approved.  They know and understand that it's the first step in the process.

So that's why we don't bring ALL those folks who inquire about your home to see it.  Some of them can't get a netflix account, much less buy a house.  We try to only bring people through that can afford to purchase your home.  We hope you understand and appreciate our efforts.  We juggle a lot and we try hard to get it right.

Cheryl, that is the question of the day.  It astounds me how many people see our listings on line compared to how few actually inquire for information.  It really is a numbers game.  I don't think that many people understand up front how many page views it takes to get a home sold.  For instance, if a seller is fsbo and has had hundreds of hits, they are so excited at first.  But when they realize that it often takes thousands or even tens of thousands, it is a real eye opener.
