Ready, willing and able is a concept that applies to Buyers and to Sellers. It is just as important to have a loan Pre approved as the home Pre inspected and spruced up ready for prospective purchasers. Show ready, sale ready, seller ready leads to a SOLD sign.

Sellers Need to be Ready, Willing and Able Too

Ordinarily, when we speak to or about those looking to buy a home for sale, the common phrase we use is that they need to be ready, willing and able.  These House for Saleare big factors to determining whether a buyer is going to make it to the closing table to buy a home.  There are many ways we check to see if a buyer is ready, willing and able and most of the time it has to do with attitude of the buyer and whether or not they have taken the necessary steps to obtain financing for their new home.  For example, getting approved for a loan or providing proof of funds to their respective San Antonio TX area Realtor®.  This is really the number one clue to whether a buyer is ready and able...many are willing, but that's another post altogether.

However, Sellers, you are not out of the woods either.  You also need to be ready, willing and able to sell your San Antonio TX home for sale.  Those characters are just as important for a home seller as they are for a home buyer.  Now, you may be asking, how do we determine whether or not you are ready, willing and able....

We will start where we should always the beginning.  Are you ready to sell your San Antonio TX home for sale?  Ready constitutes many things such as first finding that San Antonio TX Realtor® that is going to navigate you through the home selling process.  Many individuals have never sold a home before, and now is probably not the time to try and figure out how to do it yourself.  I don't care what anyone tells you, selling a San Antonio TX home is not a do it yourself project unless you have been trained and educated on how to sell homes.  Leave it to the professionals.  Ready also constitutes getting your home ready for sale.  That could be a very big job in and of itself.  Thoroughly cleaning your home and getting it ready for show is a must at a bare minimum.  Ready may also constitute a pre home inspection if you think that you need to do some home repairs before putting it on the market.  Needless to say, there is a lot involved with the ready to put your San Antonio TX home for sale on the market.

Next is the willing.  Willing comprises many areas as well.  Are you willing to do what it takes to get ready (above) to put your home on the market?  Are you willing to have your home show ready at a moments notice?  Are you willing to leave your home during showings?  Are you willing to work with your San Antonio TX Realtor® and follow their advice on pricing, repairs, condition, appearance and accessibility?  Realtors® put much time, energy and dare I say it, money on the line to ensure that your home stands out from the rest.  You must be willing to do the necessary things to assist your Realtor® to gain you the ultimate success and that is sell your San Antonio TX home for the best price that the market can bear, with the best terms for you, in the least amount of time with the least amount of hiccups.  

And lastly, but not least, Able.  Are you able to sell your San Antonio TX home for sale?  You may think to yourself, of course I am able...that's why I am calling you.  However, when you go to sell your San Antonio TX home for sale you must understand that it is either going to cost you some money or you can try to do it yourself version...and it will then cost you money, time, headaches and then more money when you hire a Realtor® (if you aren't successful).  Either way, you are going to pay something to get your home sold.  

When you first start discussing with a San Antonio TX area Realtor® that you need to sell your home, there are a few things they are going to do for you.  First, they will probably prepare a comparative market analysis for you and give you a certain price range that your home may sell at.  They will also ask you how much you owe on your home and then prepare a net sheet for you.  A net sheet will tell you, the seller, how much you seek to either gain at the closing table, or how much you will approximately pay at the closing table.  

Many times the net sheet results show how much you will be paying at the closing table.  You can count on paying normal occurring seller closing costs approximately 8-10% on the price of the home.  We as Realtors® now must see if you are actually able to sell your home.  Are you financially qualified to sell your home?  Much of that cost will be taken up with the equity in your home...we can hope.  However, if we sell your home for $160,000 and you owe $156,000, you will end up coming out of pocket to pay the rest of the closing costs.  Given that information, we will need to sit down and discuss not only ability to pay this shortage and the closing table, but your willingness to do so.  

As your San Antonio TX Realtor®, it is imperative that I qualify you as a bonafide Ready, Willing and Able San Antonio TX Home Seller.  If any of the three character traits of a seller is missing, then I won't be able to do my job and sell your San Antonio TX home for sale.  You may be surprised at me when I turn down your listing because I won't raise the list price, or I won't work with you if you only let people see your home one day out of the week, but that's the way it has to be.  As much as I would love to assist you with the sale of your San Antonio TX home, if you are not Ready, Willing and Able...I will ultimately lose money and I just cannot afford that.
