Are You Available to Show Me Franklin TN Homes?Recently, I have been getting a lot of inquiries from buyers asking to see homes on short notice.

In some cases, these buyers were working with an agent who wasn't showing them properties as quickly as they needed. In other cases, the buyers are new to town and have realized they just aren't able to go it alone.

Franklin TN is in a seller's market. Homes that are priced right and in good condition are going under contract within days. Some are under contract within the first 24 hours. It has never been more important to have a Buyer's Agent as your advocate when buying a home.

In an effort to meet the growing demand for buyers who are looking to purchase in this very hot market, I expanded my team. With the addition of Tom White, to the TW Realty Group, I am usually able to accommodate buyers who may need to see properties on short notice. However, there are a few things you should know before we look at homes.

First, I will only make myself available to those buyers who are not currently working with a Buyer's Agent. If you already have a signed agreement with another agent, then you should contact that agent for all showings.

Second, you should have a pre-approval letter from a lender. This gives us both a clear idea of your price point. I would hate to show you a home and find out later you didn't qualify at that particular price. If you don't have a lender in mind, I would be happy to refer one to you.

Third, I will need a signed Buyer's Agreement. House hunting can be a time consuming process. I am happy to do all the searching for you, set the appointments and show you the homes. (My responsibilities go far beyond that when we actually sit down to write an offer.) The only thing I ask is that you agree to be my client.

If you can comply with these three things, then I would be happy to meet with you and show you properties. In our current market, you should be prepared to act quickly when the right house becomes available.
