ALWAYS Have a "Plan B"

I always say it takes Plan C as in Cheryl for me. I blow up Plan A, blow past Plan B, and land on Plan C. Good thing my Dad liked to write C's better than S's because that would be a whole lot more backup plans to devise on everything...chuckle!

    You just never know when you have a listing...the first buyer may write an offer....an inspection may require an amendment...a price reduction...some other contract condition may arise. 

   Mickey Mouse Ears   That is a part of what makes real estate interesting....like the old days of Mickey Mouse Club....any day is

                         "Anything Can Happen Day"

  That can mean that one person is called out of town on business....an accident....serious illness of one of the sellers or a family member that may make signing a piece of paper or producing a document seem trivial by comparison....and yet, we know that real estate "rules" are that TIME IS OF THE ESSENCE.alarm clock The contract clock waits for no one...not until the vacation has concluded, the lllness recovered from....the business trip completed. 

  While in these days of digital/electronic signatures one could easily "Assume" that you could always get a signature in some manner....we all know what ASSUME means....and we can all think of experiences/situations where even that may not be easily accomplished. Time zones are different...talk about not being on the same page...you can sometimes not be on the same day !

      Be sure when you taking that listing as an agent...OR when you list your house as a Seller...you have a power of attorney in place so that for all things related to that real estate transaction, the response can be done in a timely manner...and no buyer walks away or transaction is delayed....cancelled or in some other way prevented from the "happily ever after" closing everyone had envisioned.happily ever after
