Sometimes just walk in the other moccasins. Look at how discouraging these actions can be. These descriptions makes you realize the accountability of the tone you can set for listing access. Turn the actions around to see how you would feel as the interested Purchaser.
I wonder if agents want ot sell their listings. This is what happened to me today. :
1. "I called an agent to show the listing. It required 24 hours notice. I called 24 hours in advance. The agent said many buyers have made appointment to see the house and have not gone in because it is located at the corner of a busy street. If you take the buyers and show from the outside and the busy street does not bother them you can make an appointment and show them I do not want the sellers to take the trouble of getting the house ready ."
2. This second one was for new construction that is supposed to be open. ' We have staffing issues tomorrow. The sales office will not be open. I will call you if we are open. Otherwise you can bring them on Friday'
3.This was a new home being built in an established neighborhood." I am supposed to meet you to show you the home under construction. You are not allowed to go by yourself.I do not want to waste my time . Take your buyers there and see if they like the neighborhood and call me. I can be there in half hour if I am free."
4.Another new construction. We have only one lot. If the buyers are ready to write an agreemnet of sale I can show one of the homes that is already occupied. I do not want to inconvenience the home owners ." I said, "can you meet us to discuss." He said ,he is going away and will be back next week but can talk on the phone if they have questions.
5. Another offered to email me floor plans. I have not yet received it. I know I will have to call again tomorrow. It is a vacant lot so I need the plans. There aren't any other new homes in this neighborhood either.
If you were a buyer and I gave you these excuses for not showing homes would you believe me?
