This question gets asked of agents in many areas. The best source of listings is the MLS so the listings are current. The other sites pull data but it can be homes that have already gone to settlement or perhaps recently expired off the market.
Well, we’re going to go with a big “MAYBE” on that request. Let me check the MLS and I’ll see if it’s really available to preview. As it turns out, the MLS is the most accurate database, and the one REALTORS® depend on.
Zillow, Trulia, and Realtor.com are third party owned sites, and some of the homes that appear on their site frequently are just not available. Most Realtors I know spend a good deal of time researching properties that their clients found on these third party sites. In many instances, the properties were sold quite some time ago.
Why are they still on the sites, who knows? Sloppy data management is probably the culprit. Of course, there is a school of thought that they are leaving old data on their sites intentionally. People visit real estate sites to see listings...the more listings, the longer they hang around. Hmmmm!
